Nakheel Living and investing in Palm Jebel Ali
Palm Jebel Ali is the second, significantly larger palm island by Nakheel, the developer behind Palm Jumeirah. Relaunched in 2023, it is taking shape along Dubai's southern coast at Jebel Ali as an island of roughly 13.4 square kilometres, more than twice the size of Palm Jumeirah, ranking it among the largest man-made islands in the world.
Scale and master plan
The island spans 16 fronds, around 110 kilometres of coastline and more than 90 kilometres of beach, master-planned for about 35,000 families. The plan includes 80-plus hotels and resorts, beach clubs, wellness centres, lifestyle malls and extensive promenades. A link to the future Dubai Metro (Gold Line) is part of the master plan, and the island connects to the road network via Sheikh Zayed Road and Jebel Ali.
Villas and apartments
The first product is a collection of 5, 6 and 7-bedroom beachfront villas in two signature lines (Coral and Beach), with living areas of roughly 7,300 to 12,200 sq ft and direct beach access. Beachfront apartments, such as those in the Palm Central area, are planned for later phases; availability is still emerging.
Prices and payment plan
Beachfront villas have been quoted indicatively from around AED 18.5 million, with the figure varying considerably by frond, villa style and position. Nakheel typically uses an 80/20 payment plan, roughly 20 percent at booking and 80 percent during construction to handover. All prices are indicative and released in phases.
Handover
Construction is progressing steadily. First villa handovers are reported to begin in phases from around 2027, with larger completions targeted by end 2028; the full island build-out extends over many years. All dates are developer estimates and can change.

Investors often weigh Palm Jebel Ali directly against Palm Jumeirah: markedly larger plots and a lower price per square foot set against a much earlier build stage and a longer time horizon. This comparison is for context and is not a promise of value growth.
