Frequently asked questions
What is an off-plan property?
A property still in the planning or construction phase. You buy at a price fixed today and pay according to construction progress. The main risk is the completion date; it is secured through an escrow account that only pays out against verified progress.
What additional costs apply?
In Dubai around 4 % Dubai Land Department fee, in Ras Al Khaimah 4 % at the RAK Land Department. Resale properties add a 2 % agency commission; buying off-plan directly from the developer, there is none. Plus registration and admin fees between AED 1,000 and 5,000. There is no annual property tax in the UAE.
What rental yield can I expect?
For Ras Al Khaimah we observe 5 to 8 % on long-term letting and 9 to 12 % on short-term letting from completed transactions, gross and before costs. These are market ranges, not a promise. What a specific unit carries, we calculate with your numbers.
Can foreigners buy at all?
Yes. In the designated freehold areas non-Emiratis acquire full ownership, without a local partner and without a time limit. Registration happens at the Land Department of the respective emirate.
Do I get a visa?
A property purchase from AED 2 million can qualify for the ten-year Golden Visa. The authority of the respective emirate decides, requirements change occasionally, and with off-plan the timing matters.
What is the minimum investment?
Usually from around €150,000 in equity. Below that the selection thins out and the cost ratio becomes unpleasant.
How does buying from abroad work?
Without travelling: reservation, purchase contract and payments run digitally or by bank transfer, and a power of attorney is possible. A UAE bank account is not required to buy, but it is practical for later rental handling.
