Every growing emirate eventually has to answer one question: where will all the people moving here actually work? In Ras Al Khaimah, the answer is RAK Central. On a site of more than eight million square feet directly on the E11, the emirate's new business and administrative centre is taking shape under master developer Marjan. The plan calls for around three million square feet of rentable Grade A office space, more than 4,000 residential units, four hotels with over 1,000 keys, a university campus, retail, parks and a cultural quarter. The concept follows the work, live, learn, play principle: a district where your office, your home and your evening plans no longer require a car.

The pace is remarkable. Plots in the masterplan, launched in January 2024, sold out from the start, infrastructure works are complete, and the overall project is being delivered in phases towards 2030. More than 6,000 professionals are expected to work here. For the residential market this creates rare clarity: future tenant demand is literally being built into the same district.

Location and connectivity

RAK Central sits directly on the E11 in the south of the emirate, between Al Hamra Village and Ras Al Khaimah International Airport, which is around 15 minutes away. Dubai is roughly 45 to 60 minutes via the E11 and E311. Al Marjan Island with the Wynn resort and the southern beaches are just a few minutes by car. That places RAK Central precisely at the junction of commuter flows between Dubai, the airport and the coastal communities, about as well-chosen a spot for a business district as geography allows.

Lifestyle and surroundings

RAK Central is designed as an urban neighbourhood, not a sterile office park. The plans include pedestrian zones, parks and squares between the buildings, ground-floor cafes, restaurants and retail, hotels for business travellers and a cultural quarter for events. The university campus brings students and young professionals into the district and keeps it alive beyond office hours. And when the evening calls for the coast, the golf course and marina of Al Hamra Village and the beaches of Al Marjan Island are effectively around the corner. Urban daily life inside the district, beach and golf within ten minutes: that is the combination RAK Central promises.

Who is RAK Central right for?

RAK Central speaks first to investors with foresight. Buying here means taking a position before completion in a district whose demand drivers, offices, a university and hotels, are already written into the masterplan. Apartments with smart layouts and service amenities target professionals, faculty and business people as tenants. It is also a strategic choice for owner-occupiers whose careers are anchored in the emirate or soon will be. If you expect finished beach promenades and a settled neighbourhood today, look at Al Hamra Village or Mina Al Arab instead; RAK Central is a bet on the near future, with a clear timetable attached.

Projects and developers

The masterplan comes from Marjan, the emirate's government-backed developer, while individual plots are built out by private developers. Major Developers, known for Manta Bay on Al Marjan Island, is delivering Colibri Views with 345 fully furnished smart homes and more than 30 wellness and leisure amenities. Lapis Properties is developing Azure, a residential tower ranging from studios to sky villas. Further established names have secured plots, including BNW Developments with several planned projects.
