Living and investing in Mina Al Arab

Some Gulf coastal projects bury what was there before. Mina Al Arab does the opposite: the RAK Properties community on the Ras Al Khaimah coast was deliberately planned around the existing landscape, with more than two million square metres of protected mangroves, wetlands and lagoons forming the backbone of the masterplan. Waterside paths thread through the mangroves between the residential districts, migratory birds rest in the protected zones, and the beaches are among the most natural in the emirate. Living here, the water is not a backdrop. It is your neighbour.

At the same time, Mina Al Arab is far more than a nature retreat. The community is steadily maturing into a complete residential destination with promenades, restaurants, retail and resorts, including the InterContinental and the Anantara with Ras Al Khaimah's first overwater villas. This blend of conservation and comfort is rare on the Gulf coast and defines the character of the place. The Anantara brand also gives its name to a residential project, the Anantara Mina Ras Al Khaimah Residences, which we cover on a separate page.

Mina Al Arab real estate: apartments and villas for sale

The properties for sale in Mina Al Arab fall into four groups, and they sit in noticeably different parts of the community. Apartments and penthouses cluster on Hayat Island, where the marina, the promenade and the retail line up within walking distance. These are the units most buyers start with, and the ones that let a household test the location before committing to a larger home. Townhouses sit a little back from the water in the quieter residential pockets. Villas occupy the front row, either directly on the beach or on a lagoon channel, and they are the scarcest part of the stock. Current examples are the four-bedroom beachfront villas of the NB Collection by RAK Properties.

All of it is freehold: buyers of any nationality take full ownership with registered title, on completed homes as well as on new RAK Properties launches. The luxury end of Mina Al Arab is defined less by finish than by position. A villa with its own stretch of water is a different asset from a marina apartment, and the price gap between the two reflects that. The list further down this page is our current stock and changes as units come and go. If what you are looking for is not in it today, tell us the brief and we will watch for it.

Location and connectivity

Mina Al Arab lies on the coast in the central stretch of Ras Al Khaimah, closer to the city centre than Al Hamra Village and Al Marjan Island. Ras Al Khaimah International Airport is around 15 to 20 minutes away, Dubai roughly 50 to 65 minutes via the E11 or E311 depending on traffic. The city centre with government offices, clinics and schools is about ten minutes by car. Within the community, bridges and waterside roads connect the individual islands and districts, including Hayat Island and Raha Island.

Lifestyle and surroundings

Life in Mina Al Arab starts outdoors: kayaking through the mangrove channels, walks along the boardwalks, beach yoga in the morning, dinner overlooking the lagoon at the Anantara or on the Hayat Island promenade in the evening. Families have playgrounds, parks and sheltered swimming areas; runners and cyclists get waterfront tracks. Retail within the community covers everyday needs, with bigger shopping trips handled in the nearby city centre or at Al Hamra Mall. It is a lifestyle for people who prefer birdsong to traffic in the morning yet still expect restaurants, resorts and service at hand.

Who is Mina Al Arab right for?

Mina Al Arab suits families relocating to the waterside who want nature on their doorstep for their children, couples looking for a quiet second home with substance, and buyers for whom sustainability is a genuine priority rather than a brochure word. Investors find a distinct profile too: the mix of protected natural setting, resort anchors and limited new supply attracts tenants and returning guests with a long horizon. If you are after the buzz of an entertainment hotspot instead, Al Marjan Island is the better fit, fifteen minutes down the coast.

Frequently asked questions about Mina Al Arab

What is Mina Al Arab?
Mina Al Arab is a coastal community in Ras Al Khaimah, developed by RAK Properties around protected mangroves, lagoons and natural beaches. It combines apartments on Hayat Island, townhouses and waterfront villas with resorts such as the InterContinental and the Anantara.
What sets Mina Al Arab apart from other RAK communities?
Its relationship with nature. The community was planned around more than two million square metres of protected mangroves and wetlands instead of displacing them, adding natural beaches, lagoons and resort anchors like the InterContinental and Anantara. No other community in the emirate offers this combination.
Can foreigners buy property in Mina Al Arab?
Yes, Mina Al Arab is a designated freehold zone. International buyers acquire full ownership with land registry title, both for completed homes and for new RAK Properties launches.
Is Mina Al Arab suitable for families with children?
Exceptionally so. Sheltered swimming areas, parks, playgrounds and low-traffic waterside paths create a safe environment, while schools and clinics in the city centre are about ten minutes away. Children grow up with mangroves, beach and open nature right outside the door.
Which apartments and villas are for sale in Mina Al Arab?
The range spans apartments with lagoon or marina views, townhouses and front-row waterfront villas. Current launches are concentrated on Hayat Island and Raha Island, developed primarily by RAK Properties.
Why do investors consider Mina Al Arab?
Because the profile is distinct: a protected natural setting that cannot be replicated, resort anchors such as InterContinental and Anantara, limited new supply and growing emirate-wide tourism. That attracts long-term tenants and returning holiday guests, a deliberate contrast to more speculative off-plan hotspots.
How far is Mina Al Arab from the airport and Dubai?
Ras Al Khaimah International Airport is around 15 to 20 minutes away, and Dubai takes roughly 50 to 65 minutes via the E11 or E311. The Ras Al Khaimah city centre is only about ten minutes by car.
