Location and connectivity
International City Phase 2 lies in eastern Dubai, reached via Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), with Al Awir Road (E44) running to the north. Dubai International Airport is around 20 minutes by car and Downtown Dubai roughly 25 minutes. There is no metro station; bus routes run through neighbouring International City, and daily life depends on the car. Dragon Mart with its thousands of shops is a short drive away and doubles as the area's main shopping stop. What carries the area's rental demand is its position near eastern Dubai's job centres, from the airport zone to the commercial districts of Al Warsan and Ras Al Khor.
How Phase 2 differs from the original International City
The difference starts with the architecture: every building in Phase 2 has its own design rather than conforming to a cluster theme, and the younger stock brings more current layouts, lifts, and frequently in-building parking and pools. Density is noticeably lower than in the original development, but the infrastructure is still filling in: shops and restaurants open gradually, and residents drive to Dragon Mart or Warsan Souk for bigger errands. To be honest, you are buying into a district that is still becoming one, with construction sites as temporary neighbours. That is what keeps prices down today and becomes the argument tomorrow.
