Ras Al Khaimah property prices edged down for the first time in two years in the second quarter of 2026, and still sit clearly higher than a year ago. The ValuStrat Price Index for the freehold residential market reads 123.5 points, down 0.5 percent on the quarter and up 5.4 percent on the year. Anyone buying in the northernmost emirate should read both numbers together instead of picking one.

The essentials at a glance

  • The ValuStrat Price Index for residential capital values in the emirate stands at 123.5 points in Q2 2026, against a Q1 2024 baseline of 100 (ValuStrat, Q2 2026).
  • Capital values are 5.4 percent higher year on year and 0.5 percent lower quarter on quarter, the slowest annual rate of growth in two years (ValuStrat, Q2 2026).
  • Al Marjan Island apartments lead the market with a 9.4 percent annual gain and were unchanged on the quarter (ValuStrat, Q2 2026).

What does the ValuStrat Price Index show for Q2 2026?

The ValuStrat Price Index, or VPI, is a valuation-based index published by the consultancy ValuStrat Consulting FZCO. It tracks capital values in the freehold residential market of Ras Al Khaimah against a first-quarter 2024 baseline of 100 points.

In the second quarter of 2026 the index reads 123.5 points. The path there was a straight climb: 100.0 in Q1 2024, 109.0 by the end of that year, 122.2 in Q3 2025 and 124.1 in Q1 2026. This quarter is the first decline in the series. Ras Al Khaimah property prices have therefore eased for the first time since the index began.

A valuation-based index works differently from a transaction average. It revalues a fixed basket of typical properties every quarter instead of averaging whatever happened to sell. That is why it moves in smaller steps, and why a 0.5 percent drop registers at all.

For Ras Al Khaimah property prices this means the market still sits 23.5 percent above its early-2024 level. Two years of appreciation have not been undone. They have simply stopped compounding every quarter.

How did Ras Al Khaimah property prices move for apartments and villas?

Apartments and villas parted ways this quarter: the apartment index reads 123.1 points with annual growth of 5.8 percent, the villa index 124.1 points with 4.6 percent, and only apartments gave ground against the previous quarter.

For villas the slowdown is sharper than the index level suggests. Annual growth ran at 7.4 percent in Q1 2026 and eased to 4.6 percent in Q2. Quarter on quarter the villa index is unchanged, so this is a pause at the level reached, not a correction.

Apartments shed 0.8 percent on the quarter while still leading on the year. Ras Al Khaimah property prices are currently carried by apartments rather than villas, which reverses the pattern of 2025.

In absolute terms the weighted average villa is valued at AED 2,308,225 and the weighted average apartment at AED 1,190,606. Per unit of area the apartment is the more expensive product: AED 1,043 per square foot against AED 872 for villas.

Why are Ras Al Khaimah property prices growing slower than in 2025?

ValuStrat calls the 5.4 percent annual gain the slowest in two years. For comparison, the same index climbed from 102.9 to 117.2 points between Q2 2024 and Q2 2025, a rise of roughly 14 percent in twelve months.

That normalisation was predictable. A market that runs double-digit for two years eventually meets buyers who will not follow the next increase. Ras Al Khaimah property prices are showing exactly that: solid annual figures paired with a flat quarter.

Is a 0.5 percent decline a turning point?

Not after one quarter. A 0.5 percent move sits inside the normal range of a valuation index, and the annual figure remains positive at 5.4 percent. The direction only becomes meaningful once a second quarter points the same way.

What matters in this phase is the location and the price per square foot, not the headline market. We tracked the same pattern in the north in Ras Al Khaimah rental growth 2026.

Which locations led the market this quarter?

ValuStrat reports five locations separately: apartments in Al Marjan Island, Al Hamra Village and Mina Al Arab, plus villas in Al Hamra Village and Mina Al Arab. The spread between the strongest and the weakest location is 7.1 percentage points. Ras Al Khaimah property prices cannot be read off a single headline number.

  • Al Marjan Island apartments: 126.5 points, up 9.4 percent on the year, unchanged on the quarter
  • Mina Al Arab villas: 127.1 points, up 3.0 percent on the year, unchanged on the quarter
  • Al Hamra Village villas: 121.2 points, up 6.2 percent on the year, unchanged on the quarter
  • Al Hamra Village apartments: 120.5 points, up 3.5 percent on the year, down 1.3 percent on the quarter
  • Mina Al Arab apartments: 120.8 points, up 2.3 percent on the year, down 1.3 percent on the quarter

Why is Al Marjan Island ahead?

Al Marjan Island is the site of Wynn Al Marjan Island, the first integrated resort with a gaming floor in the Emirates. Wynn Resorts has confirmed a September 2027 opening, and demand tends to arrive ahead of the date.

What does this mean for international buyers?

For international buyers this quarter changes the negotiating position, not the case for the emirate. A market moving sideways leaves more time to check a unit than one that reprices every week. Buyers tracking Ras Al Khaimah property prices can work at a calmer pace in this phase.

ValuStrat reports an average gross rental yield of 5.3 percent across freehold apartments and villas. That is a market average taken from the report, not a figure any single unit is promised, and location, condition, service charges and occupancy decide the individual case.

Three things are worth checking before Ras Al Khaimah property prices turn into a purchase decision: the price per square foot compared directly across locations, the real running costs, and the handover date on any off-plan unit. Our current listings in the emirate are in the property overview.
