GAF Property LLC Living and investing in Al Reem Island
Anyone looking for real city living in Abu Dhabi ends up on Al Reem Island sooner or later. Just a few hundred metres from the historic centre, an entirely new district has risen here since the 2000s: residential towers overlooking mangroves and skyline, waterfront promenades, the expansive Reem Central Park and Reem Mall, one of the country's most modern shopping centres. Al Reem is not a resort; it is a working, everyday address where tens of thousands live and work, and that is precisely what makes it strong as a property market.
A structural turning point came in 2023, when the jurisdiction of the Abu Dhabi Global Market financial centre, previously confined to neighbouring Al Maryah Island, was extended to Al Reem Island by cabinet resolution. Since the beginning of 2025, businesses on the island operate fully under ADGM licences and therefore under English common law. For the property market this means two things: a legal framework international investors know and trust, and a steady inflow of firms and professionals who want to work and live on the island. We broker a regularly refreshed selection of properties here.
Location & connectivity
Al Reem sits directly off the northeast shore of Abu Dhabi's main island, linked to downtown by several bridges. The business district and the Corniche are five to ten minutes away depending on destination, and the Al Maryah Island financial centre lies immediately opposite. Saadiyat's museums and beach are about ten minutes away, Zayed International Airport roughly 25. Few addresses combine waterfront living this directly with the core city.
Lifestyle & surroundings
Life on Al Reem runs on an urban rhythm. A morning run along the promenade facing the mangroves, then to the office on the island or across on Al Maryah, and in the evening a restaurant on the Shams Abu Dhabi boulevard or a visit to Reem Mall. Reem Central Park, with its playgrounds, sports courts and beach section, is the island's green living room and a firm favourite with families.
The infrastructure is built for permanent residents: Sorbonne University Abu Dhabi has its campus on the island, joined by respected schools such as Repton Abu Dhabi, nurseries, clinics and supermarkets within walking distance. Much of daily life works without a car, which is far from a given in the Gulf.
Who is Al Reem Island right for?
Al Reem is the pragmatic pick among Abu Dhabi's islands. It fits buyers seeking an apartment to let to working professionals, because tenant demand here is fed by the city's job market and keeps growing structurally as ADGM firms settle in. It equally fits owner occupiers who value short distances, dining options and skyline views and have no need for resort trappings.
Al Reem also makes sense as an entry point into the Abu Dhabi market, since prices per square metre sit below Saadiyat levels and the supply ranges from compact apartments to penthouses. If instead you picture a villa with a garden and a beach at your doorstep, Saadiyat, Hudayriat or Ramhan will serve you better.
Projects & developers
Al Reem was built out by several developers in parallel, among them Aldar with the landmark Gate Towers and the Arc, Reportage, and increasingly players such as Modon and Radiant Properties, whose projects feature in our current portfolio. The spectrum runs from established towers in Shams Abu Dhabi and Marina Square to new launches positioned to benefit from the ADGM momentum.
Precisely because the island's supply is so varied, scrutiny pays off: build quality, service charges, orientation and lettability differ considerably from tower to tower. Noble Assets Properties knows the buildings in detail and will tell you frankly which we recommend and which we would pass on. Get in touch and we will assemble a fitting Al Reem Island shortlist, with advice in English or German.
