The same reports counted 143 British investors in 2025, AED 172,332,131, second by value behind Emiratis. That is why Ras Al Khaimah property sales are worth reading as a six year series, not as one headline.

Ras Al Khaimah is the northernmost of the seven emirates of the United Arab Emirates, about 45 minutes by road from Dubai, and the Lands and Properties Sector of its municipality registers every property transaction there.

What do six years of Ras Al Khaimah property sales show?

Ras Al Khaimah municipality registered 1,777 deals worth AED 1,001,412,202 in 2020 and 2,964 deals worth AED 3,192,316,419 in 2025, with the peak in between at AED 6,438,983,837 in the year 2024.

The typical registered deal came to AED 1,077,029 in 2025, which is not the picture a billion dirham headline creates. The average per deal is our own calculation, value divided by the number of Ras Al Khaimah property sales in that year.

Where do these figures come from?

The years 2020 to 2023 come from the monthly reports of the Lands and Properties Sector at Ras Al Khaimah municipality, added up by us. The years 2024 and 2025 come from the Real Estate Transaction Statistics Report 2024-2025.

One check makes that addition verifiable. The annual report 2021-2022 states AED 2,184,141,723 for the year 2022, and our sum of the twelve monthly reports comes to AED 2,184,141,724. One dirham apart on 2.18 billion, which is rounding in the presentation, not a data error.

A method note belongs beside any table of Ras Al Khaimah property sales. Until 2021 the monthly reports carried a separate line for barter transactions, and from 2022 that line disappears. It sits inside none of the figures above.

Is there a newer report than 2024-2025?

No. The Real Estate Transaction Statistics Report 2024-2025 has been available on mun.rak.ae since July 2026 and covers both years. The newest half year report is 2025/2, the newest monthly report is January 2026.

Why is the number of deals the calmer figure?

Ras Al Khaimah municipality counted 1,777 registered deals in 2020, 3,111 in 2023 and roughly 2,970 in each of the two years since, so the market widened by about 75 percent and has held that width for three years.

That is the part a headline about a halved value hides. Ras Al Khaimah property sales held their count in 2025 almost exactly where it stood in 2024. What changed sat inside a handful of transactions.

What moved the value in Ras Al Khaimah property sales?

The Touristic use class carried AED 2,649,984,906 across ten deals in 2024, which is 41.2 percent of the entire value the emirate registered that year, against AED 341,504,312 across two deals in 2025, or 10.7 percent.

Strip that class out on both sides and Ras Al Khaimah property sales fall from AED 3,788,998,931 to AED 2,850,812,107, down 24.8 percent instead of 50.4 percent. That is our own calculation from two figures in the report.

Does that make 2024 an outlier?

Ten transactions in one use class decided 41.2 percent of a whole year. In an emirate this size that is possible, and it means the 2024 total describes large land deals more than apartments.

What do the reports say about British buyers?

Ras Al Khaimah municipality recorded 143 British investors for 2025 with AED 172,332,131 attached to them, second by value behind Emiratis, and 96 British investors in the first half of 2025, third by count with AED 116,289,472.

British investors appear in the same tables that produce the Ras Al Khaimah property sales series, so one clarification matters: the municipality counts investors across sales, mortgages and waivers. How many of the 143 bought is not in the report.

Dubai has no equivalent figure. The Dubai Land Department does not publish nationality statistics, which makes this one of the few official national breakdowns in the UAE.

What should a UK buyer settle before treating this as buy-to-let?

Tax and leverage. There is no UAE income tax on rental income from a property here. If you are UK tax resident, that income remains taxable in the UK. We give you the figures, your tax adviser gives you the position.

On leverage, the Central Bank of the UAE caps the loan at 50 percent of value for off-plan and at 60 percent for expatriates buying a second property or an investment (Circular 31/2013, as amended by Board Resolution 31/2/2020). Those are the limits UAE banks work to, not the limits of your bank at home.

The dirham is pegged to the US dollar, sterling is not, so the currency risk is yours to carry.

What can Ras Al Khaimah property sales figures not tell you?

The transaction statistics of Ras Al Khaimah municipality carry no price per square foot, no median and no individual contracts, so no official price level exists for this emirate, and that includes anything we could publish.

There is also no half year report for 2026. And a steady deal count says nothing about what a buyer pays per square foot. The series shows what happened, not what comes next.
