Instead of paying the full price at once, the payment plan splits it into instalments for an off-plan purchase. Typical is a down payment when the SPA is signed, further instalments at construction milestones, and a larger instalment at handover. The exact split is set by the developer per project and stated in the SPA.
Some projects offer a post-handover payment plan, where part of the price is paid after handover over months or years. All instalments under the payment plan go into the project’s RERA-supervised escrow account, which ties their use to construction progress.
For a buyer the payment plan determines how much capital is committed and when. The size of the down payment, the rhythm of instalments and any post-handover component belong in every calculation before the SPA is signed.
