Ejari (Arabic for “my rent”) has been mandatory since 14 March 2010 (source: Dubai Land Department). Landlords or managers must register every residential and commercial lease through Ejari. An unregistered lease has a concrete drawback: courts and authorities in Dubai only handle disputes from a tenancy if the contract is registered with RERA through Ejari.
Registration costs AED 100 plus small knowledge and innovation fees and can be done through the Dubai REST app, the DLD website or a Real Estate Trustee Office (source: Dubai Land Department). The result is an Ejari certificate with a unique contract number.
The Ejari record is also a prerequisite for everyday steps: connecting DEWA electricity and water, obtaining certain residency documents, and settling rent disputes before the Rental Dispute Committee.
For an owner renting out a Dubai property, Ejari registration is a mandatory part of a clean tenancy. A professional property manager usually handles it.
